Kennedy Co-ops.
The project aspires to set a new precedent for mixed housing typologies – featuring affordable rental, market rental and condominium all sharing a front and back yard. 600 co-op apartments – the largest such project in Canada in over twenty-five years. A total of 900 new homes are situated across the street from the busiest transit hub east of Union Station. The main Toronto subway line (TTC), GO Train (GO Transit), and light rail transit (LRT) are all highly accessible, allowing for easy travel to and from home.

Kennedy Co-ops aims to foster a lively community and seeks to strike a delicate balance between one of Toronto’s most bustling transit hubs and a serene network of meadow pathways.

Development History
Most ideal location for transit-oriented housing as part of the Housing TO 2020–2030 Action Plan. The area around Kennedy Station has been identified as protected (PMSTAs).

Massing Strategy
The project massing strategy has been optimized and is streamlined for swift delivery of affordable housing, utilizing above-grade parking to expedite construction.

Public Realm
The ground level will transform into a pedestrian-centric built environment, introducing a sense of place through community gardens and cultural diversity in areas where such elements are currently absent.

Housing Co-op
The project will be the largest co-op housing project in Canada in the past 25 years. The project includes 1/3 co-op affordable rental units, 1/3 co-op market rental units and 1/3 market condominium units.

Sustainability & Big Moves
The project is governed by the One Planet Living (OPL) framework and will exceed requirements of the Toronto Green Standard v4, Tier 2. It targets zero carbon with the use of a geothermal exchange system.

Ground Plane: The 3 Paths
The site can be accessed from Eglinton, the hydro corridor or Kennedy Station.
The project consists of three unique buildings, situated on just under three acres. The above-grade parking levels are strategically aligned with the Eglinton Avenue East overpass, while retail spaces dot the ground plane to animate the site and help to engage commuters. The two co-op buildings function as distinct entities, separated by 27 meters. The mid-rise structure of Co-op 2 serves to optimize exposure to sunlight and views for the neighbouring building. Developing with our partner Windmill Development Group, the project aspires to break ground in 2026.
